Subdividing land in Uganda: from one title to several
A subdivision survey, so each new plot gets its own title.
Subdivision splits one title, the mother title, into several plots, each with its own title. It's how land is shared among family, sold in plots or prepared for development.
The work is a survey and a paper trail. Each new plot is surveyed and beaconed, and mutation documents record how the mother title has been divided so new titles can be issued.

Worth knowing
- Plan access before you plan plots
- Every new plot needs a way in. Roads and access paths take up land, so lay them out first and divide what's left.
- Planning approval comes first
- Subdivisions generally need approval from the local physical planning authority, which looks at plot sizes, access and land use. We check the layout against those requirements before surveying.
- Start from a clean mother title
- Mortgages or caveats on the mother title carry through to the subdivision. A search at the start shows whether anything needs clearing first.

Common questions
How do I check a title is genuine before I buy?
Before paying, get a land search done at the Ministry of Lands zonal office and have the boundary opened on the ground. Together they confirm who the registered owner is, whether there are caveats or mortgages on it, and that the land you were shown is the land on the title.
Do you work outside Kampala?
Yes. Our work has covered Kabale, Hoima, Buliisa, Mubende, Buvuma, Jinja, Ibanda and more, and we have processed titles in Kamwenge, Ntungamo, Mbarara, Wakiso and Mukono.
