Boundary disputes in Uganda: how a boundary opening settles them
A boundary opening, done openly with your neighbours present.
Most boundary disputes come down to one question: where does the line on the title actually run on the ground? Beacons get moved, buried or removed, and fences go up in the wrong place.
A boundary opening answers it. A registered surveyor uses the survey records behind your title to put the original beacons back where they were, in front of the neighbours, so everyone sees the same result.

- Invite the neighbours
- An opening carries the most weight when the people on each side are notified and present. Local council leaders often attend too.
- Don't move a fence first
- Moving or removing a fence or beacon yourself can make the dispute worse. Establish where the boundary runs, then act on it.
- Keep the written record
- The surveyor's record of the opening is useful if the matter goes to mediation, the area land committee or court.

Ask for a boundary opening. A registered land surveyor uses the survey records for your title to re-establish the original beacons on the ground, in the presence of the neighbours, so everyone sees where the line actually runs.
How do I check a title is genuine before I buy?
Before paying, get a land search done at the Ministry of Lands zonal office and have the boundary opened on the ground. Together they confirm who the registered owner is, whether there are caveats or mortgages on it, and that the land you were shown is the land on the title.
